Functional differentiation and evolution of rural housing land is a significant part of Land Change Science, and a hot spot of China’s Land research. Scientifically understanding of the spatial-temporal mechanism of the rural housing land’s functional differentiation will contribute to its scientific regulation. Today, the management function of the rural housing land in the suburbs of large cities is increasing, and its type turns out to be different in spatial distribution. Due to the difficulties in data collection and limitations of quantitative model applications, the mechanism of spatial differentiation and organization model of the rural housing land’s management function remain to be determined. .In this project, we will take suburban Wuhan as the study area, to explore the spatial differentiation mechanism and organization model of the rural housing land’s management function. First, we will describe the spatial differentiation characteristics of management function of rural housing land, from the aspects of function type and function intensity. Then, the difference of land use demand and the spatial distribution law of the management activities will be accessed, based on the analysis of regional land function demand and supply limitation of the rural housing land. Meanwhile, a hedonic price model will be built to find out the influencing factors of function intensity differentiation of the rural housing land’s management function and their spatial distribution characteristics. Finally, with the improvement of the land bid rent model’s assumptions, rent connotation and value range, we will demonstrate driving mechanism of the spatial differentiation of the rural housing land’s management function, and refine its spatial organization model. In general, this research will provide scientific evidence for the innovation of rural housing land renovation mode and the spatial optimization of urban land use function.
农村宅基地功能的分异和演变是当前土地利用变化研究的重要内容和热点问题。目前,大城市郊区农村宅基地的经营性功能不断增强,且呈现出空间分异的现象。由于数据获取的困难和定量化模型应用的局限,宅基地经营性功能空间分异的驱动机制和组织模式尚需进一步研究和明确。.本项目以武汉市郊区农村样带为例,从功能类型和功能强度两个方面,刻画宅基地经营性功能的空间分异特征;结合区域土地功能需求和宅基地供给局限,阐明宅基地经营性活动的用地特征差异和空间分布规律;构建特征价格模型,考察宅基地经营性功能强度分异的影响因素及其空间分布特征;在此基础上,改进城市土地竞租模型的假设条件、租金内涵和变量取值范围,解释大城市郊区农村宅基地经营性功能空间分异的驱动机制,提炼农村宅基地经营性功能分异的空间组织模式,为城郊农村宅基地整治模式创新和城市土地利用功能的空间优化提供科学依据。
农村宅基地功能的分异和演变是当前土地利用变化研究的重要内容和热点问题。目前,大城市郊区农村宅基地的经营性功能不断增强,且呈现出空间分异的现象。由于数据获取的困难和定量化模型应用的局限,宅基地经营性功能空间分异的驱动机制和组织模式尚需进一步研究和明确。本研究以北京市、武汉市和珠海市郊区农村样带为例,从功能类型和功能强度两个方面,刻画宅基地经营性功能的空间分异特征;结合区域土地功能需求和宅基地供给局限,阐明宅基地经营性活动的用地特征差异和空间分布规律;构建特征价格模型,考察宅基地经营性功能强度分异的影响因素及其空间分布特征。结果表明,功能类型的分异的方向大致与城市圈层(参考环线交通干道)相匹配,近郊以居住、商业为主,中远郊工业和仓储比例上升。但不同城市发展方向上,空间分异的程度和规律略有差异;以容积率为代表的利用强度与市场租金水平呈现较强的正相关关系,单位占地面积的租金水平从近郊至远郊呈递减趋势;居住、商业的功能强度与交通可达性、人口密度等指标关联性很强,容积率和租金水平在圈层之间往往出现急剧下跌的现象。本研究为城郊农村宅基地整治模式创新和城市土地利用功能的空间优化提供科学依据。
